WATERFRONT PROPERTY

Local Knowledge Equals Better Results.

Are you thinking of buying a home on the lake? If the answer is Yes, you really need to think about using a local agent that is familiar with lake properties. These are very unique properties and most out of are agents are versed in how unique lake properties are. Each home and the land it sits on is one of a kind, so comparing is difficult unless you are working with these properties on a daily basis. The Land & Water Team not only lives here, but also works with waterfront properties each day.

There are so many characteristics of waterfront properties that are not found in typical "lot and block"urban locations. These characteristics include linear feet of water frontage, delineation of property ownership by elevation at the water boundary, (322/325 lines) water depth, water view, location, and water position (open water, cove, channel) boathouses, piers, seawalls, flood pains, outdoor living area, landscaping, school district, unique POA restriction and amenities. When taking all these important and different factors into consideration, it takes a local expert to price and market these properties. That is typically why out of the area agents are not able to represent your best interest like local agents can.
