ACCREDITED LAND CONSULTANTS

REALTORS LAND INSTITUTE

Our Land and Water Team excels in Land Sales, as we are blessed with the expertise of TWO Accredited
Land Specialists. Valerie Bahm obtained her credentials in 2019, while Connie Meadors followed suit in
2023, making them a formidable pair. What sets us apart from other realty services is our two
Accredited Land Consultants (ALC), who are a mere 631 in number throughout the United States. This
enviable Accreditation has been bestowed by the esteemed Realtors Land Institute.

Why hire an Accredited Land Consultant (RLI / ALC) vs any other Realtor to sell your land or home on land or Ranch or Commercial Land?

An Accredited Land Consultant (ALC) is a specialized professional who has extensive knowledge and experience in land sales, land management, and other related areas. They are trained to offer comprehensive services to landowners, buyers, and investors, and have a deep understanding of the intricacies of land transactions.

While realtors are also trained to handle property sales, they may not have the same level of expertise and knowledge as an ALC when it comes to land sales. ALC’s typically have more in-depth knowledge of zoning regulations, soil types, land use, and other important factors that can impact land sales.

Here are some reasons why hiring an ALC over a realtor to sell land can be advantageous:

• Specialized Knowledge: ALCs have specialized knowledge and training that realtors may not have when it comes to land sales. They have a better understanding of legal and regulatory issues, property boundaries, zoning, land use, and environmental concerns that can affect land sales.

• Better Marketing Strategies: ALCs have access to specialized marketing tools and resources that can help market your property to the right audience. They may have a network of contacts in the industry that can help them reach potential buyers more effectively.

• Expert Negotiation: ALCs have honed negotiation skills that are specific to land transactions. They can help you navigate the negotiation process and ensure that you get the best possible price for your property.

• Value Assessment: ALCs have the ability to accurately assess the value of your land based on a variety of factors. They can help you determine the fair market value of your property, and help you make informed decisions about pricing and negotiations.

Overall, while both realtors and ALC’s can help you sell your property, an ALC may be the better choice if you are looking for a specialized and comprehensive approach to land sales.

So, the choice is always yours as the seller or buyer whom you choose to work with, but think about this…

The next time your tooth needs work, are you calling a dentist or a cardiologist? The next time you need a broken leg reset, are you trusting an Orthopedic or a plumber?

The same is true about land knowledge is key. Don’t call a REALTOR® who sells houses to help you with your land purchase. Call an ALC. Results come from hiring the right specialist for the job.

The RLI Texas Chapter encourages all its members to work towards the Accredited Land Consultant (ALC) Designation. ALC’s aren’t just land sales professionals, they are the most prestigious, experienced, and highest-performing land sales experts in the country. Achieving the ALC Designation shows commitment to excellence, and drive to succeed.

Having the ALC Designation gives brokers the knowledge they need to close deals and speak confidently with their clients. It also gives clients confidence in their broker as the most qualified expert to help them buy/sell their land.

Originally named the Farm & Land Institute, RLI was organized in 1944, and has been dedicated for almost eighty years to improving the professional competence of its members in land brokerage. In addition to the brokerage of the five main types that are unique to the Institute, its individual members frequently engage in other land specialties such as agribusiness, appraisal, consulting, and management.

The REALTORS® Land Institute serves its members who specialize in the sale, lease, management, and development of land for all uses.
